PURPOSE:
This is a written document that establishes understanding and support between the Shift engineer and his/her supervisor or amongst working colleagues for the delivery of Facility Management services in accordance with the Service Level Agreements and Customer’s Key Performance Indicators.
PRIMARY GOAL:
To achieve the timely and efficient delivery of Soft services to Kotak in Mumbai, in support of their business needs in accordance with the Service Levels and Key Performance Indicators.
OTHER KEY TASK AND RESPONSIBILITIES:
To plan and deliver prompt and courteous Technical Services in support of Customers’ business needs in a safe working environment.
To liaise with the customer’s representative regarding all matters on delegated levels of authority.
Under guidance of Property Manager, to provide training, management support and guidance to C & W team as well as vendors team.

Training
- To ensure operation and maintenance of all utilities under scope in good health condition in Kotak premises.
- To prepare PPM under guidance of Property Manager and get it executed.
- To prepare and maintain history cards of all machines.
- Devising various checklists for technical team under guidance of Chief Engineer, and monitor recording of the same.
- To check and certify quality of incoming spares and consumables.
- To check work done at site by various vendors and certify the same before payment is made.
- To assist Chief engineer in Performance evaluation of various vendors
- Plan and execute training for contractor’s employees to upgrade their skills, and knowledge about latest technology in the field.
- Ensure checklists pertaining to various daily / Weekly readings are filled up by technical team & checked by technical supervisor, for their scope of work.
- PPM plan for desired period.
- Updated History cards for all utilities.
- Check list for various activities, such as lift operations, Lighting in common areas, Chiller ON / OFF schedules etc.
- Quality Report – incoming inspection.
- Quality Report – final inspection.
- Vendor Performance card.
- Training calendar / Training records / measurement of effectiveness of training.
KEY RESULT AREAS:
- Management of staff responsible for upkeep of utilities, and technical services.
- Ensuring implementation of scheduled activities in Mechanical, Electrical, Plumbing system.
- Ensuring availability right quality and quantity of engineering spares & consumables always. Managing spending on equipments and materials on behalf of Customer as per budget.
- Assisting client in assessing vendors for their technical capability for regular supplies or one time job as the case may be.
- Train and upgrade skills of team members, including that of vendor employees providing technical services. Measure effectiveness of these trainings for future corrective actions.
