Job Description Summary
Located in the heart of Hell's Kitchen, this 1.8 million square foot Class A office property is currently under the management of a Court-Appointed Receiver and entering an exciting new chapter. Ownership is executing an aggressive value-add strategy focused on significant capital investment, operational improvements, and leasing activity designed to reposition the asset within the New York City office market. We are seeking a hands-on commercial property management professional who wants to help execute a turnaround, influence building operations from day one, and gain exposure to every aspect of institutional property management. You'll have the opportunity to make an immediate impact on building operations, tenant experience, and the property's financial performance while working alongside an experienced leadership team. Candidates should have prior commercial office property management experience. Candidates with residential property management experience alone will not satisfy the job requirements.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
What You'll Do
You'll serve as a key member of the on-site management team and will be expected to take ownership of daily operations while supporting the broader repositioning strategy.
Responsibilities include:
- Partner with the General Manager to oversee all day-to-day building operations
- Lead and mentor junior property management staff while directing building service personnel and contract vendors
- Build strong relationships with tenants by providing responsive, high-quality customer service
- Coordinate maintenance, repairs, tenant improvements, and capital projects
- Assist in developing and administering annual operating and capital budgets
- Monitor operating expenses, prepare variance reporting, and support CAM reconciliations
- Oversee accounts receivable, collections, and lease administration
- Conduct routine building inspections to ensure operational excellence and compliance
- Solicit bids, negotiate service contracts, and manage vendor performance
- Coordinate closely with leasing, construction, engineering, ownership, and accounting teams to support leasing activity and occupancy growth
- Identify opportunities to improve building operations, tenant experience, and financial performance
This position requires someone who is comfortable rolling up their sleeves, solving problems, making decisions, and helping drive results.
What We're Looking For
Required Qualifications
- Bachelor's degree from an accredited four-year college or university
- Minimum of three (3) years of commercial property management experience managing commercial office buildings
- Experience with high-rise commercial office assets is required
- Residential property management experience alone will not be considered
- Strong understanding of commercial building operations, budgeting, lease administration, tenant relations, and vendor management
- Demonstrated ability to lead building service personnel, mentor junior staff, and manage multiple priorities in a fast-paced environment
- Excellent communication, organizational, and problem-solving skills
- Strong proficiency with Microsoft Office
Preferred Qualifications
- RPA, CPM, or other industry designation (or actively pursuing)
- Active participation in commercial real estate organizations such as BOMA, ULI, NAIOP, IREM, or similar industry organizations
- Involvement with charitable, civic, or community organizations
- Experience supporting capital improvement projects, tenant construction, or office repositioning initiatives

IMPORTANT EXPERIENCE
3+ years of real estate property management or related experience
ADDITIONAL ELIGIBILITY QUALIFICATIONS
- CPM, RPA, or CSM designation or in process
- Possess real estate license
- Strong knowledge of finance and building operations
- Ability to analyze, prioritize, and delegate
- Ability to effectively manage a team of professionals, including both employees and vendors• Previous experience in analyzing and negotiating commercial lease and/or contract language
- Advanced knowledge of Microsoft Office Suite
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 80,750.00 - $95,000.00
