Job Description Summary

The Director of Space Planning and Occupancy in support of Humana, provides oversight of space and occupancy planning, move management, facilities decommissioning, and FF&E lifecycle management, ensuring alignment across initiatives and enabling effective portfolio optimization, cost management, and execution. A critical component of this role includes ownership of spatial data management through Serraview, leveraging data integrity, visualization, and scenario planning to inform decision-making and drive actionable insights. This position emphasizes operational excellence, standardization, and disciplined execution across regions, sites, and teams while leading a high-performing Space and Occupancy function. Portfolio size is approximately 1,000 facilities and 9M SF.

Job Description

Key Responsibilities

Program Leadership & Execution

  • Lead the end-to-end execution of the Space and Occupancy program across the global portfolio
  • Translate client space strategies, workplace policies, and portfolio objectives into actionable plans
  • Ensure consistent delivery across regions, sites, and teams
  • Drive alignment between space planning, occupancy management, decommissioning, and broader workplace initiatives
  • Establish program governance, standards, and performance expectations

Space Planning & Occupancy Oversight

  • Oversee block planning, seat allocation, and neighborhood strategies across locations
  • Ensure alignment with workplace standards, hybrid policies, and business requirements
  • Provide oversight on capacity planning, vacancy management, and utilization optimization
  • Support scenario planning and portfolio-level decision making
  • Leverage Serraview spatial data and modeling capabilities to inform planning and optimize space outcomes

Move Management (MAC) Oversight

  • Establish and oversee standardized processes for moves, adds, and changes (MAC)
  • Ensure efficient, cost-effective, and consistent move execution across sites
  • Monitor move volume, trends, and performance against service levels
  • Partner with Facilities, IT, and Project Management teams to ensure integrated delivery
  • Align move activity with occupancy strategies and broader portfolio initiatives

Facilities Decommissioning & Exit Management

  • Lead planning and execution of site decommissioning, closures, consolidations, and lease exits
  • Develop and implement standardized playbooks, timelines, and controls for decommissioning activities
  • Ensure compliance with lease obligations, regulatory requirements, and environmental standards
  • Oversee vendor coordination for removal, disposal, recycling, and site restoration
  • Partner with Legal, Finance, and Facilities teams to manage risk, cost, and execution
  • Track and report on decommissioning performance, including cost, timelines, and outcomes

FF&E Lifecycle Management

  • Oversee lifecycle management of furniture, fixtures, and equipment across the portfolio
  • Establish standards for asset tracking, inventory management, reuse, redeployment, and disposal
  • Partner with Design, Procurement, and Facilities teams to align FF&E strategies with workplace standards
  • Drive cost efficiencies through reuse programs and improved asset visibility
  • Ensure accurate tracking of FF&E assets within systems and integration with space planning tools
  • Support capital projects, moves, and decommissioning efforts with FF&E planning and execution

Spatial Data Management & Systems (Serraview)

  • Own spatial data integrity across space, occupancy, and asset platforms, with primary ownership of Serraview
  • Lead spatial data management, including floorplans, occupancy data, and scenario modeling
  • Establish governance standards for data accuracy, audits, and system alignment
  • Drive adoption and optimization of Serraview as a core platform for visualization, planning, and decision support
  • Ensure integration and consistency across systems (e.g., badging, HRIS, ticketing, asset tracking)
  • Continuously improve data processes, system capabilities, and user adoption

Reporting & Analytics

  • Oversee development and delivery of portfolio-wide occupancy, utilization, and decommissioning reporting
  • Leverage Serraview spatial data to produce dashboards, scenario analyses, and actionable insights
  • Provide data-driven recommendations to support strategic planning, cost optimization, and workplace effectiveness
  • Identify trends, risks, and opportunities across the portfolio
  • Define and track KPIs, including occupancy, utilization, move performance, decommissioning efficiency, and asset reuse

Process Standardization & Continuous Improvement

  • Define and implement standardized processes, tools, and best practices across all areas of responsibility
  • Drive operational efficiency, scalability, and consistency across regions
  • Identify opportunities for automation, simplification, and service improvement
  • Ensure alignment with client standards, governance, and organizational goals

Team Leadership

  • Provide leadership and direction to Space and Occupancy team members and support staff
  • Set priorities, define goals, and ensure accountability across the team
  • Coach, develop, and mentor team members to build capability and performance
  • Foster a high-performing, execution-focused, and data-driven team culture

Qualifications

  • 7+ years of experience in space planning, occupancy management, corporate real estate, or facilities program management
  • Proven experience leading space and occupancy programs at a portfolio level
  • Experience managing facility decommissioning, site closures, or consolidations
  • Experience with FF&E lifecycle management, asset tracking, or workplace inventory programs
  • Strong experience with space management platforms (e.g., Serraview, Archibus, or similar), including spatial data management and visualization
  • Demonstrated ability to drive process standardization and operational consistency
  • Strong analytical, data governance, and systems management capabilities
  • Experience leading teams and cross-functional initiatives across regions

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $ 133,419.40 - $156,964.00
