Job Description Summary

The Senior Financial Analyst will join Cushman & Wakefield’s National Due Diligence Team and be based in Vancouver, British Columbia. The candidate will focus on western Canada markets and be part of a team responsible for broad business development, marketing, research and underwriting requirements across all asset classes inclusive of office, retail, industrial, multi-family, land and alternatives. Job Description

  • Prepare detailed financial analyses and valuation materials in support of business development, advisory, disposition, and underwriting assignments.
  • Create, review, and maintain cash flow models using Argus Enterprise and Excel, including the preparation of property-level cash flows, valuation analysis, sensitivity tables, and investment return summaries.
  • Prepare and analyze detailed pro forma financial models for income-producing properties and development opportunities, including rent assumptions, operating expenses, recoveries, capital costs, financing assumptions, and residual land value analysis.
  • Complete detailed lease reviews and abstract key financial and business terms, including rent steps, renewal rights, recovery structures, expense exclusions, tenant inducements, termination rights, and other provisions impacting value and underwriting.
  • Review and reconcile historical financial and operating information, including rent rolls, tenant recoveries, operating expenses, capital expenditures, budgets, and year-end adjustments.
  • Assess recoverable and non-recoverable expense structures, normalize operating statements, and identify financial risks or opportunities that may impact valuation, cash flow, or purchaser underwriting.
  • Research and interpret relevant land use planning context to assist with the analysis of development opportunities and highest and best use considerations.
  • Development modelling and feasibility analysis, including density scenarios, construction cost assumptions, soft costs, absorption timing, rental or sale revenue assumptions, financing costs, and return metrics.
  • Complete leverage analysis, including debt sizing, loan-to-value ratios, debt service coverage, interest rate assumptions, amortization, and the impact of financing terms on project returns.
  • Participate in the collection and analysis of market data to support listing, advisory, and valuation activities, including comparable sales, lease transactions, cap rates, rental rates, operating costs, and market trends.
  • Participate in the generation of marketing materials, including comprehensive offering memorandums, financial summaries, investment highlights, and supporting underwriting exhibits.
  • Support business development activities, including the creation of advisory and disposition proposals, responses to requests for proposals, opinions of value, buyer mandates, and other client-facing deliverables.
  • Liaise with brokers and clients throughout all stages of the business development, listing, marketing, and transaction process, including attending strategy meetings to discuss required analysis, assumptions, valuation scenarios, and deliverable requirements.
  • Liaise with National Due Diligence Team members across Canada, as well as Cushman & Wakefield employees in other service lines, including marketing, research, analytics, valuation, leasing, and capital markets.

What we are looking for:

  • 5+ years of work experience with a minimum 3 years of experience in real estate
  • An undergraduate degree (preferably with a focus on business/finance, real estate or urban planning)
  • Professional designations such as AACI or CFA are strong asset
  • Strong understanding of key real estate concepts, principles of valuation and ability to identify property risks / opportunities
  • Strong understanding of capital markets including debt and equity
  • Strong written communication skills (sample to be provided)
  • Strong technology skills with solid knowledge of Excel, Word and PowerPoint
  • Strong knowledge of the real estate market dynamics in western Canada
  • Proficiency with Argus Enterprise software and advanced analytical and financial modeling skills
  • Ability to systematically manage a heavy workload and meet stringent deadlines
  • Ability to work in a team environment
  • Accountability for meeting deadlines and providing quality materials
  • Flexibility to work irregular or extended hours
  • Self-starter with the ability to take direction
  • Ability to distill large amounts of data into salient points

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $ 85,000.00 - $100,000.00
