Job Description Summary

Technical Facilities/IFM professional responsible for managing the day-to-day operations, maintenance, and safety of building infrastructure, including electrical, HVAC, UPS, and fire protection systems. Ensures smooth facility operations through preventive maintenance, vendor coordination, compliance management, asset tracking, and troubleshooting of critical building services.

About the role

  • Monitor day to day technical operations activity for the site. Support to ensure adequate supply of materials including Electrical, plumbing and carpentry etc.
  • Coordinate with the landlord team to ensure compliance with statutory regulations on fire, health and safety standards & building management.
  • Conduct weekly physical inventory for stock management and raise requirement in coordination with site team to ensure smooth operation.
  • Routinely inspect the facility, have regular walk around and ensure for closure of the identified snags on a daily basis.
  • Assess & analysis of the electricity consumption on a weekly/ monthly basis.
  • Ensure all the electromechanical systems planned preventive maintenance are undertaken in accordance with the 52 week calendar.
  • Interacting with builder for facility concern issues, project initiatives, Energy conservation initiatives, preparing the statutory documents etc.
  • Responsible for Operation and maintenance of electrical and mechanical equipment’s like UPS Systems, HVAC systems, Inverters, LT panels, Control panels, Bus couplers panels, Distribution boards (UPS, Raw power, Lighting and Emergency Lighting DB’s).
  • Responsible for preparing & maintaining Asset list and ensuring the Asset reconciliation activities has to be carry out as per schedules without any deviation.
  • Operation and Maintenance, which include Fire Alarm system, public addressing system, Access, control system and CCTV system.
  • Responsible for Operation and maintenance of fire and safety practices like sprinkler system, hydrant system, Fire alarm system, PA system, VESDA system, FM200 system, WLD system, smoke detector system, Heat detector system and Fire extinguishers maintenance are followed without any deviation.
  • Monitoring AMC vendors / Service providers who is working inside the premises and ensuring the services has been provided without any deviation.
  • Responsible to keep all AMC service reports without fail.
  • Responsible for preparing a schedule and executing Annual Power Shutdown activity for all M&E installations.
  • Trouble shooting & rectification of the day-to-day electrical problems within minimum time & maintaining minimum down time.
  • Facility reports – Weekly, monthly and EB consumption report.

About you

  • Have 2-3 years of experience in IFM
  • Good knowledge of HVAC, LT & HT Panels, UPS, BMS and FAS system.
  • Btech/BE/ Diploma in technical
