We have an exciting opportunity for a talented Facilities Manager to join our market-leading Global Occupier Services business, working with a prestigious client based in Dublin.
Role Purpose:
- Provide effective leadership and management for the facilities organization at multi-site locations.
- Responsible for day-to-day implementation of policies, procedures, and programs, which provide a well-managed and well-maintained building.
- Provide positive response to the concerns and needs of the client, tenants, environmental health and safety, and quality programs, in coordination with the client's goals and objectives.
- Responsibility for coordinating the activities, financials, vendors, and resources required for current and future needs of the buildings and operations.
- Develop partnering relationships with key client employees & stakeholders in the locations under their control.
- Ensure execution of all relevant business/facilities administration and processes to the client’s service levels as described in contract KPIs.
- Deliver full suite of services as defined in contract Scope of Work/MSA.
- Ensure Client satisfaction by being responsible for achieving client SLA and driving acceptable service delivery performance.
- Provide regular reporting/support to Regional Account Director as required.
- Ensure compliance with legislative, Client and C&W health, safety, and environmental requirements.
- Work with local/central/third party project manager(s) to ensure fully integrated FM/projects delivery.
- Establish in depth knowledge of client culture with particular focus on Real Estate and site organization.
Core Responsibilities for sites / personnel under their management:
Financial Management
- Responsible for managing OPEX & CAPEX budgets for sites under their control.
- Develop and maintain a 5-year rolling CAPEX plan, incorporating life cycle costing and analysis.
- Conducting monthly and quarterly forecasting activities, Variance analysis/commentary, monthly accruals, aligning with client deadlines, and adhering to (KPIs) and contract performance indicators (CPIs) as outlined in the (MSA).
- Responsible for PO management for sites under their control.
- Ensure portfolio remains compliant with C&W financial policies and procedures as well as compliance with SOC1.
- Overall responsibility for financial performance for sites under their control.
Operations
- Accountable for the day-to-day management of all hard and soft services across client-owned and leased facilities.
- Provide operational leadership and oversight of both internal teams and external service providers, ensuring effective service delivery.
- Demonstrate visible leadership by fostering collaboration, supporting team members, and clearly articulating operational strategies and objectives.
- Provide cross-regional operational support and coverage for Facilities Management across additional EMEA locations as required.
- Manage and maintain the Computerised Maintenance Management System (CMMS), FAMIS360.
- Manage financial administration and reporting through the Yardi finance platform.
- Ensure effective management of Critical Business Infrastructure (CBI), with a focus on minimising downtime, identifying risks, and implementing mitigation strategies.
- For leased properties, liaise with landlords and maintain a strong understanding of lease obligations to ensure landlord responsibilities are fulfilled at no cost to the client.
- Ensure team compliance with client change management processes, including maintenance activities, MOPs and SOPs.
- Lead incident investigations, including accidents, incidents, and near-misses, establishing root causes and implementing corrective and preventative actions.
- Support audit and compliance activities by attending inspections, addressing non-conformances, and managing corrective action plans arising from maintenance, inspections, surveys, and reports.
- Maintain and regularly update both client and internal operational risk registers.
- Administer and manage QMS systems, Smartsheet’s, SharePoint platforms, and other operational tracking and management tools.
- Responsible for the management and oversight of conferencing and event operations across client site(s) and associated locations.
Procurement & Contracts
- Ensure value for money is delivered through effective supplier management, with performance measured against agreed SLAs and KPIs.
- Drive re-procurement activities where service improvements and cost efficiencies can be realised, leveraging the C&W supply chain where appropriate.
- Maintain a comprehensive understanding of the contractual obligations, terms, and conditions governing the agreement between C&W and the client.
- Develop glide path savings plan in line with client and MSA requirements.
- Oversee and maintain the master vendor/supplier Smartsheet and contract management tracker for all suppliers within your remit.
- Ensure vendor scopes of work are fully aligned with AMD requirements, procedures, and Statements of Work (SOW), including all maintenance and EHS standards.
Risk & Compliance, Governance & H&S
- Ensure full adherence to client and Cushman & Wakefield (C&W) policies, procedures, and governance frameworks.
- Deliver services in line with contractual requirements, including MSA, SOWs, and operational playbooks.
- Promote a strong culture of compliance by ensuring team members clearly understand roles, responsibilities, and expectations.
- Take overall accountability for Quality, Environmental, Health & Safety (QEHS) performance across all sites under their control.
- Ensure compliance with all applicable legislation, standards, and regulatory requirements across EMEA.
- Lead risk identification, assessment, and mitigation, maintaining robust governance and operational controls.
- Support and manage internal and external audits, ensuring timely resolution of findings and corrective actions.
- Ensure safe systems of work are implemented and maintained, including contractor compliance, PTW, RAMS, and incident management processes.
People & Culture
- Provide strong line management to direct reports, ensuring clear accountability, performance standards, and alignment with contract objectives.
- Develop and implement a strategic people plan, focusing on high performance, succession planning, and talent retention.
- Lead, coach, and motivate the FM team to deliver services in line with industry best practice and client expectations.
- Foster a positive, inclusive team culture that promotes collaboration, engagement, and continuous improvement.
- Drive the professional development of team members through structured training, mentoring, and career progression planning.
- Ensure all team members maintain active development plans and receive regular performance reviews and feedback.
- Maintain and manage the FM training matrix, ensuring full compliance with statutory, client, and role-specific requirements.
- Promote capability building and upskilling across the Workplace team to strengthen operational resilience and service delivery standards.

Qualifications
Essential
- Fluent in spoken and written English.
- Experience in: Facilities Management, Building Services or Property Management
Desirable
- Membership and or, qualifications for IWFM or IOSH.
Skill and Experience
- Must have experience in the management of multi-site facilities management services in a corporate or client facing environment.
- Experience managing a variety of Hard & Soft Services & Employee Experience Programmes (Fitness/Gym, Food & Beverage etc), Energy Mgmt, CSR, Sustainability, Waste Mgmt etc.
- Broad knowledge and experience managing critical building infrastructure.
- Proficient in use of Microsoft office packages.
- Experience in developing strong client, stakeholder & customer relationships.
- Excellent financial acumen & must have experience managing large client OPEX / CAPEX budgets.
- Strong leadership and influencing capabilities at all levels.
- Proven problem solving and project management experience.
Other features of the job:
It may be necessary to work alternative hours, on call rota, shift patterns or unsociable hours, including weekends and sometimes more than contracted hours. Local requirements will govern your patterns of work and travel to various locations in EMEA is an integral part of the position.
