Engineer (Commercial Property)

A Commercial Property Engineer is responsible for maintaining and optimizing the mechanical, electrical, plumbing (MEP), and structural systems of office, retail, or industrial properties, ensuring smooth operations, safety compliance, and tenant satisfaction. They work closely with property managers to keep facilities efficient, reliable, and cost-effective.

1. Technical Operations

  • Manage and maintain electromechanical systems (HVAC, elevators, generators, fire safety, plumbing, electrical).
  • Conduct preventive and corrective maintenance programs.
  • Perform regular inspections to identify risks, defects, or inefficiencies.
  • Maintain equipment history logs and ensure documentation of repairs.

2. Vendor & Team Management

  • Supervise technicians, contractors, and outsourced service providers.
  • Review vendor quotations, approve invoices, and ensure service-level agreements (SLAs) are met.
  • Train and develop shift engineers and maintenance staff.

3. Energy & Sustainability

  • Implement energy conservation measures and monitor consumption.
  • Prepare monthly readings and reports for utilities.
  • Support sustainability initiatives and compliance with green building standards.

4. Compliance & Safety

  • Ensure adherence to building codes, safety regulations, and fire protection standards.
  • Conduct risk assessments and root cause analysis for system failures.
  • Oversee work permits and enforce safe working practices.

5. Financial & Project Support

  • Assist in budget preparation for maintenance and capital projects.
  • Validate cost estimates from consultants and vendors.
  • Support project close-outs and financial reconciliations.
