Job Description Summary

Position Summary: We are seeking a skilled and dependable Building Maintenance Technician with a strong background in HVAC and Controls systems to join our facilities team. This position is responsible for troubleshooting, servicing, and repairing building systems including heating, ventilation, air conditioning, plumbing, lighting, and general building maintenance. The ideal candidate will have hands-on experience, a customer-first mindset, and the ability to work independently while ensuring high standards of building operations, safety, and efficiency.

Job Description

Key Responsibilities:

  • Troubleshoot, repair, and maintain HVAC systems, plumbing fixtures, lighting systems, pumps, and auxiliary equipment.
  • Perform regular preventive maintenance (PMs) and respond to work orders within designated timeframes.
  • Utilize HVAC Building Automation Systems (BAS) to monitor and control system performance.
  • Conduct plumbing repairs and replace fixtures as needed.
  • Maintain and repair lighting systems and related electrical components.
  • Support plant maintenance, renovations, and operations activities.
  • Maintain a clean, organized, and safe work environment in accordance with OSHA regulations.
  • Provide excellent customer service and communicate maintenance solutions clearly to tenants and stakeholders.
  • Participate in on-call rotation for after-hours emergency response.
  • Ensure compliance with federal, state, and local safety and environmental regulations.
  • Support cost-saving initiatives and assist in the review of building upgrades and maintenance planning.
  • Maintain detailed records of maintenance activities and operate within the guidelines of CMMS (Computerized Maintenance Management System).

Qualifications:

  • Minimum 5 years’ experience in building maintenance, with at least 5 years in HVAC system maintenance and repair.
  • Strong working knowledge of air handling units, exhaust systems, IAQ (Indoor Air Quality), and heating systems.
  • Familiarity with building mechanical and electrical infrastructure.
  • Ability to read and interpret blueprints, technical manuals, and specifications.
  • Excellent communication and interpersonal skills.
  • Proven ability to work independently and as part of a team.
  • Physical ability to lift 50+ pounds and perform tasks requiring stamina and mobility.
  • Low pressure steam systems knowledge / experience a plus
  • Experience using CMMS software, and digital tools to manage work orders and track maintenance history.
  • OSHA safety training and compliance knowledge preferred.

Working Conditions:

  • Work is performed in both indoor and outdoor environments with exposure to varying temperatures and weather conditions.
  • Requires standing, bending, climbing ladders, and lifting heavy equipment for extended periods.
  • Must be available for occasional evening, weekend, and emergency call-in duties.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $34.00 - $40.00
