Job Description Summary

The Building Operator/Plumber takes direction from the Building Operator Lead Hand and is responsible for operation and maintenance functions within designated facilities that include single buildings or a portfolio of buildings within judicial institutions. The Building Operator performs a wide variety of maintenance, repair, minor alterations and service functions, operates and maintains designated buildings and related equipment, handles major emergencies, maximizes predictive and preventative maintenance activities. The Building Operator/Plumber will be required to work rotating shifts and be on-call for emergency call out as required

DUTIES AND RESPONSIBILITIES:

  • Respond to all calls as directed by the Help Desk, Facility Manager or designate and/or Building Operator Lead Hand.

  • Prioritize activities to complete work as scheduled and in a timely manner and refer major problems, either mechanical, technical or customer relations to lead hand for assistance.

  • Maintain all service tools and equipment in good working condition and arrange for repair or replacement as required.

  • Follow safe work practices and ensure work is performed in accordance with Customers and Contractor work standards.

  • Complete reports and paperwork within required timelines.

  • Follow safety guidelines and actively lead in establishing safe work plans.

  • Plan and document maintenance and repair activity as per contractual requirements and relevant guidelines.

  • Customer relationship management and satisfaction.

Maintain and repair the following systems but not limited to:

1. General break downs on mechanical (plumbing, HVAC) electrical and structural systems.

2. Monthly visual Inspection and coordinate 3rd party annual testing of fire dampers, fire system interface, fans (toilet, kitchen, car park exhaust, specialist supply and return).

3. Low level Mechanical repairs to kitchen equipment (excluding specialized equipment such as microwave).

4. Low level mechanical repairs and maintenance to cool rooms and fridges (excluding specialized requirements such as re gassing).

5. Low level fire system works (isolation for works).

6. Low level maintenance of data room systems (excluding proprietary manufacturer’s requirements).

7. Support for monthly generator maintenance and coordinate 3rd party annual load testing (attendance of testing and witnessing required change over).

8. Low level BMS interaction (adjusting set points, printing reports and isolation).

KEY COMPETENCIES:

  • High School diploma or GED.

  • 4th or 5th Class Power Engineering Ticket required.

  • Certified Plumber in British Columbia.

  • 2+ years building operation or stationary engineer experience.

  • Experience with electrical, fire alarm and mechanical (plumbing, piping, HVAC) systems.

  • Valid driver’s license.

  • Ability to obtain and maintain CPIC clearance in accordance with client requirements.

  • Flexibility to work rotational shifts (days, afternoons, evenings and weekends)

  • BC trade qualification in trade plumbing required.

  • Previous work experience with automated systems.

  • Mechanically inclined and possess an aptitude for minor building and systems repairs.

  • Strong knowledge of work protection codes and accident investigation.

  • Achievement oriented and resourceful to meet service delivery goals.

  • Independent worker / self-starter with a hands on/task oriented focus.

  • Effective team player with excellent customer service skills, interpersonal and communication skills (verbal and written).

  • Proficiency in MS Office (Word, Excel, Outlook).

  • Proficiency in use of Computerized Maintenance Management System (CMMS).

  • Certified in the use of aerial work platform equipment.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $36.31 - $42.72 CAD Hourly
