Job Description Summary

Responsible to ensure the proper efficient operations and maintenance of the mechanical electrical and plumbing systems for the assigned facility. The performance of all necessary maintenance and operational tasks are developed to assure maximum life and reliability of all mechanical/ electrical/plumbing systems. Typically, this position does not have a Chief Engineer on-site at the building and is sometimes the solo engineer at the building. This position may also include the supervision of maintenance staff at the building depending on the size and complexity of the assignment.

Job Description

Key Responsibilities

  • Assist with the daily operation, maintenance, and repair of mechanical, electrical, plumbing (MEP), and building systems.

  • Perform preventive maintenance, including:

    • Changing filters

    • Lubricating motors

    • Replacing lamps, ballasts, and fixtures

    • Inspecting and adjusting belts

    • Replacing motor bearings

    • Aligning shafts

    • Completing manufacturer-recommended maintenance

  • Recommend and implement improvements to preventive maintenance programs.

  • Develop and maintain site-specific maintenance procedures.

  • Coordinate maintenance activities with contractors, vendors, and service technicians.

  • Maintain inventory and stock control of tools, equipment, and supplies.

  • Respond promptly to emergencies, including equipment failures, fire alarms, evacuations, and tenant concerns.

  • Ensure compliance with all safety regulations, building codes, company policies, and governmental requirements.

  • Prepare and submit monthly building operations reports.

  • Complete all required company safety training.

  • Maintain a professional appearance and comply with company uniform standards.

  • Supervise maintenance staff, assign work orders, and monitor project completion when applicable.

Required Experience & Qualifications

  • High School Diploma or GED required.

  • Trade school graduate or apprenticeship program completion preferred.

  • 5+ years of experience operating and maintaining mechanical, electrical, and plumbing systems in a commercial building environment.

  • Experience with:

    • HVAC systems

    • Boilers

    • Heaters

    • Pumps

    • Refrigeration systems

    • Compressors

    • Water systems

  • Strong understanding of building operations, maintenance, and repair.

  • Knowledge of energy management systems (EMS/BMS) and energy conservation practices.

  • Basic computer skills, including Outlook, Word, and Excel.

Licenses & Certifications

  • EPA Section 608 Universal Certification (CFC/HFC refrigerants) required.

  • Relevant trade licenses preferred or required based on location:

    • Journeyman Electrician

    • Master Electrician

    • Steam Engineer

    • City/State Operator Licenses

  • Valid driver's license with a satisfactory driving record.

Schedule & Work Conditions

  • May work independently as the only maintenance professional on shift.

  • Must be available for emergency response, overtime, and on-call responsibilities as needed.

  • May be required to work varying shifts, including evenings, weekends, and holidays.

  • Travel between properties may be required.

Physical Requirements

  • Ability to lift and carry up to 50 lbs. regularly.

  • Ability to climb ladders, stoop, crouch, bend, and reach overhead.

  • Ability to move throughout multiple floors, departments, and properties.

  • Ability to read blueprints, schematics, and technical documentation.

  • Ability to communicate clearly both verbally and in writing.

  • Ability to safely use tools, rigging equipment, and lifting devices.

Work Environment

  • Commercial office and building operations environment.

  • Regular use of computers, phones, and standard office equipment.

  • Exposure to mechanical rooms, rooftops, and varying outdoor weather conditions while traveling between properties.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $32.30 - $38.00
