Job Description Summary

This role is responsible for project planning, cost management, quantity surveying, billing, contract administration, and commercial management across Hospitality, Industrial, and Residential developments. The position plays a critical role in ensuring projects are delivered within budget, on schedule, and in compliance with contractual obligations while supporting effective stakeholder and vendor management throughout the project lifecycle.

About the Role:

  • Develop, monitor, and control project schedules, milestones, resource plans, and progress tracking to ensure timely completion of project deliverables.
  • Prepare baseline schedules, look-ahead plans, recovery schedules, progress reports, S-curves, dashboards, and project MIS reports.
  • Conduct quantity take-offs, rate analysis, BOQ preparation, cost estimation, budgeting, and commercial evaluations for various project packages.
  • Manage contractor and subcontractor billing processes including verification of measurements, certification of RA bills, variation orders, escalation claims, and final account settlements.
  • Administer contracts from award through closure, ensuring compliance with contractual terms, obligations, project specifications, and commercial requirements.
  • Review and evaluate tenders, commercial proposals, technical bids, and support procurement teams in contractor/vendor selection processes.
  • Monitor project costs against approved budgets and forecast cash flow requirements, commitments, and commercial risks.
  • Track change orders, claims, extensions of time (EOT), variations, and contractual disputes while recommending mitigation measures.
  • Coordinate with Project Management, Engineering, Procurement, Finance, Consultants, and Site Teams to ensure alignment between project progress and commercial objectives.
  • Analyze productivity metrics, material consumption, labor deployment, and cost trends to improve project performance.
  • Ensure proper documentation and maintenance of contracts, correspondence, invoices, measurement books, and commercial records.
  • Prepare management reports covering project progress, cost performance, earned value analysis, contractual risks, and commercial health of projects.
  • Support project closeout activities, final reconciliations, contract closure, and lessons-learned documentation.

About You:

  • Bachelor's Degree in Civil Engineering, Mechanical Engineering, Construction Management, Quantity Surveying, or a related discipline.
  • Engineer: 3-7 years of experience in Planning, Quantity Surveying, Billing, or Contract Administration within Hospitality, Industrial, Commercial, or Residential projects.
  • Assistant Manager/Manager: 7-15 years of relevant experience managing planning and commercial functions for large-scale construction projects.
  • Expertise in project planning tools such as Primavera P6, MS Project, or equivalent scheduling software.
  • Strong experience in quantity surveying, budgeting, cost control, billing, estimation, tendering, and contract management.
  • Sound understanding of FIDIC contracts, commercial terms, claims management, variations, and project controls.
  • Experience in tracking project costs, cash flows, forecasting, earned value management (EVM), and budget monitoring.
  • Strong knowledge of construction methodologies, BOQ preparation, rate analysis, and construction commercial practices.
  • Ability to interpret drawings, specifications, contracts, and technical documents accurately.
  • Excellent analytical, negotiation, stakeholder management, and problem-solving skills.
  • Proficiency in ERP systems, Excel, and project reporting tools will be an added advantage.
  • Experience in Hospitality, Industrial Manufacturing Facilities, Residential Townships, High-Rise Buildings, or Mixed-Use Developments is preferred.
