An exciting opportunity has arisen for an ambitious and commercially minded Senior Surveyor to join our Land & Development Advisory team in Dublin. As part of the wider Living platform, this role offers exposure to a broad range of land transactions, development advisory assignments, and strategic consulting projects across Ireland. The successful candidate will work with developers, investors, financial institutions, and semi-state bodies, supporting the acquisition, disposal, appraisal, and development of residential and mixed-use assets. This is an excellent opportunity for a property professional looking to further develop their expertise in land and development while contributing to high-profile projects in an evolving market.
Key Responsibilities
Land Transactions & Agency Services
Lead and support the sale, acquisition, and negotiation of land transactions across multiple sectors.
Manage agency instructions and provide expert transaction advice to clients.
Identify and evaluate development opportunities across Ireland.
Build and maintain strong relationships with developers, investors, landowners, and key industry stakeholders.
Development Advisory
Provide strategic consultancy services to developers, investors, semi-state agencies, and financial institutions.
Prepare detailed land acquisition underwrites and development strategies.
Deliver comprehensive development advisory reports supported by market evidence and analysis.
Advise clients on development potential, market trends, and project viability.
Financial Analysis & Modelling
Undertake residual development appraisals and feasibility assessments.
Develop financial models, including cashflow forecasts and viability studies.
Analyse market data and financial performance metrics to support investment and development decisions.
Prepare strategic asset underwriting reports for acquisitions and development opportunities.
Market Intelligence & Research
Maintain a strong understanding of planning policy, housing policy, and development economics.
Monitor market trends, development activity, and transactional evidence across key sectors.
Track active developers, investors, and major market participants.
Provide clients with informed recommendations based on market insights and analysis.
Client & Stakeholder Management
Deliver high-quality professional advice and maintain strong client relationships.
Respond proactively to changing client requirements and market conditions.
Collaborate closely with colleagues across Capital Markets, Valuation, Leasing, and other business lines.
Support business development initiatives and cross-selling opportunities across the wider organisation.
Knowledge & Experience
Essential
Minimum 3 years' experience in Real Estate Development, Real Estate Finance, Living Capital Markets, or a related field.
Experience supporting or managing land and development transactions.
Strong financial modelling, appraisal, and analytical skills.
Experience preparing client-facing reports, presentations, and advisory materials.
Excellent communication, negotiation, and stakeholder management skills.
Strong commercial awareness and a client-focused mindset.
Ability to prioritise workloads and perform effectively in a fast-paced environment.
Strong problem-solving skills and attention to detail.
Desirable
Knowledge of Ireland's development market, planning environment, and housing sector.
Experience with Argus Developer or similar appraisal software.
Experience providing development consultancy and strategic advisory services.
Established network within the Irish development and investment market.
Education & Qualifications
Degree in Property, Real Estate, Finance, Business, Economics, or a related discipline.
SCSI and/or RICS qualification preferred.
PSRA Licence (Category B) advantageous.
Advanced proficiency in Microsoft Excel and PowerPoint.
Experience using market data platforms and development appraisal software is beneficial.
