About the Role:

Co-ordinate with Technical Manager, Soft service Manager, Security Manager, Site FM team for an excellent Client relationship with respect to request/ complaints and Client satisfaction.

Maintain all MEP systems, including HVAC, electrical, plumbing, and utility equipment. Operate and monitor BMS, CCTV, Access Control, VMS, Fire Alarm (FA), and PA systems and ensure uninterrupted business operations. Maintain commercial kitchen equipment and the RO water treatment plant

Plan and execute the 52-week Preventive Maintenance (PPM) schedule. Attend breakdowns and complete preventive maintenance within SLA timelines.

Lead, supervise the MEP Shift Maintenance team and assign daily tasks and track until closure.

Coordinate with vendors, contractors, OEMs, and the Property Management team for effective operations.

Handle office fit-outs, renovations, equipment installations, and site Engineering minor projects.

Monitor power and utility consumption and implement energy-saving initiatives & continuous improvements.

Maintain asset records, maintenance history, inventory, and spare parts.

Track and close maintenance workorders, requests, complaints through FAMIS 360.

Prepare maintenance reports and ensure statutory and safety compliance. Maintain all Service Reports. Ensure all work is carried out as per SOP and Permit-to-work procedures.

Support audits, Emergency response, fire drills, and business continuity activities.

Verify completion of vendor work and maintain AMC and service records.

Ensure housekeeping and good engineering practices are maintained in plant rooms and service areas.

Annual budget planning for maintenance, repairs, and replacement of equipment.

Conduct routine inspections of all MEP equipment and identify maintenance requirements.

Responsible for reporting on site performances to Operations Head

About You:

  • 5 to 7 years’ experience in Facilities Technical Operations is essential
  • Previous experience in a similar Security & Parking Management role
  • Experience in IFM industry with Technical competencies in HVAC, Electrical, Plumbing, BMS, FAPA, ELV Systems, Preventive Maintenance Planning and all MEP related equipment
  • Strong written and oral communication skills
  • High attention to detail and the ability to operate in a fast-paced environment taking right decisions for resolve.
