A. Overall Facility Management
- Act as the single point of contact (SPOC) for all facility-related matters
- Ensure smooth day-to-day operations across all services
- Drive SLA/KPI adherence and continuous service improvement
- Manage client expectations and deliver high service standards
B. Technical Services Management
B.1 Operations & Maintenance
- Oversee MEP systems (Electrical, HVAC, DG, UPS, Fire & Life Safety)
- Ensure 100% compliance to preventive maintenance schedules (PPM)
- Handle breakdown maintenance with minimal downtime
- Monitor critical equipment performance and uptime
B.2 Vendor & AMC Management
- Manage all technical vendors and AMCs
- Ensure SLA compliance and performance tracking
- Validate service reports, work completion, and invoices
B.3 Compliance & Safety
- Ensure statutory compliance (electrical, fire, lift, etc.)
- Conduct safety audits, risk assessments, and mock drills
- Implement emergency response procedures
C. Soft Services Management
C.1 Housekeeping (HK)
- Ensure high standards of cleanliness and hygiene
- Manage manpower deployment, attendance, and performance
- Conduct periodic quality audits and inspections
C.2 Pantry / Cafeteria
- Oversee pantry operations and service quality
- Ensure hygiene, food safety, and service excellence
- Arrange training and continuous improvement initiatives
D. Team Management & Leadership
- Lead a team of technical staff, HK, pantry, Vendor management
- Ensure adequate manpower planning, rostering, and backfilling
- Conduct team training, performance reviews, and skill development
- Drive discipline, motivation, and productivity within the team
- Address grievances and ensure a positive work environment
E. Client & Stakeholder Management
- Build strong relationships with client stakeholders
- Conduct regular review meetings and present performance reports
- Handle escalations, complaints, and feedback effectively
- Ensure alignment with client standards and expectations
F. Financial & Commercial Management
- Manage site budgets, OPEX, and cost control initiatives
- Validate vendor invoices and billing accuracy
- Identify cost-saving opportunities without compromising service quality
G. Reporting & Documentation
- Prepare daily, weekly, and monthly MIS reports
- Maintain records for audits, compliance, and operations
- Utilize CAFM/IWMS tools for tracking and reporting
3. Key Skills & Competencies
- Strong knowledge of MEP systems & facility operations
- Expertise in managing soft services (HK, pantry, security)
- Excellent team leadership and people management skills
- Strong client handling and communication abilities
- Knowledge of statutory compliance & safety standards
- Financial management and cost control skills
- Problem-solving and decision-making capability
4. Qualifications & Experience
- Bachelor’s Degree in Engineering (Electrical/Mechanical preferred)
- 10–18 years of experience in Facility Management / IFM
- Experience in managing corporate/commercial sites preferred
