Job Description Summary
The Janitorial Manager oversees the delivery, quality, and performance of all custodial and cleaning services across client facilities. This role provides daily leadership to the janitorial team, ensures service standards are consistently met. The Janitorial Manager is responsible for driving operational excellence, managing people and processes, and supporting safe, efficient, and customer focused environments. Flexibility, strong communication skills, and the ability to lead by example are essential for success.
Job Description
Key Responsibilities
Operational Leadership
- Direct and coordinate daily custodial operations across all campus buildings and shifts.
- Ensure service delivery aligns with University standards, contractual obligations, and established custodial protocols.
- Develop work schedules, assignments, and coverage plans.
- Coordinate custodial support for special events, conferences, seasonal transitions, and emergency response.
- Coordinate outside service vendors; uniform, equipment repair, safety equipment, etc.
Union & Labor Relations
- Supervise a union-represented workforce in full compliance with applicable CBAs, company policies, and labor laws.
- Participate in labor–management meetings and support grievance resolution efforts in collaboration with Human Resources and departmental leadership.
- Foster respectful, professional relationships with union representatives and custodial staff.
- Staff Management & Development
- Provide day-to-day supervision, coaching, and performance feedback to custodial supervisors and frontline staff.
- Ensure training and onboarding comply with contract requirements while reinforcing safety, quality, and customer service expectations.
- Administer corrective action using just-cause principles and progressive discipline, documenting actions clearly and accurately.
- ·Promote an inclusive, respectful workplace culture that values dignity, fairness, and accountability.
Compliance, Safety & Sustainability
- Ensure adherence to OSHA standards, environmental health and safety requirements, infection control protocols, and University policies.
- Enforce proper handling, storage, and documentation of cleaning agents and equipment as required by regulation and contract language.
- Support University sustainability initiatives, including green cleaning programs, recycling, and waste minimization efforts.
Quality Control & Continuous Improvement
- Conduct regular inspections and audits to ensure custodial services meet contractual and institutional standards.
- Address service concerns and complaints promptly and professionally.
- Identify continuous improvement opportunities that enhance efficiency and service quality while respecting contractual constraints.
Administrative & Financial Responsibilities
· Manage custodial supply inventories, equipment maintenance schedules, and vendor coordination.
· Assist with budgeting, cost monitoring, and responsible stewardship of University resources.
· Maintain accurate staffing records, timekeeping, training documentation, and reporting.
· Assist with all reporting, such as monthly reports and quarterly business reviews
Collaboration & Customer Service
· Serve as a liaison for building occupants, academic departments, housing, events, and Facilities colleagues regarding custodial services.
· Collaborate closely with internal and customer teams to ensure coordinated service delivery.
Required Qualifications
· High school diploma or equivalent; associate’s degree or vocational training preferred.
· Minimum of 5 years of progressively responsible custodial or janitorial experience, including supervision of union-represented employees.
· Demonstrated experience interpreting and applying collective bargaining agreements.
· Strong knowledge of custodial operations, safety regulations, and quality assurance practices.
· Proven ability to manage performance, attendance, and conduct in a union environment using just-cause principles.
· Excellent communication, documentation, and conflict-resolution skills.
· Proficiency with basic computer applications and facilities or work-order management systems.
Preferred Qualifications
· Bachelor’s degree in facilities management, business, or a related field.
· Experience in higher education, healthcare, or other complex institutional environments.
· Formal training in labor relations, contract administration, or supervisory leadership.
· Professional certifications related to custodial or facilities management.
Physical & Work Environment Requirements
· Ability to walk campus facilities extensively to conduct inspections.
· Occasional lifting of supplies or equipment, with reasonable accommodations as applicable.
· Flexibility to work evenings, weekends, or holidays in support of campus operations and contractual requirements.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 76,118.63 - $89,551.33
