We have an exciting opportunity for an experienced Maintenance Technician to join our growing Global Occupier Services - Facilities Management team, based in Dublin, Ireland.
We are looking for this person to carry out planned and reactive maintenance. Including, but not limited to:
- Fixed Wire Testing, PAT Testing, RCD / Injection Testing.
- Thermographic Imaging of Electrical Distribution Boards.
- Electrical Distribution board maintenance on LV Systems.
- Electrical Fault Finding, Emergency Light Testing, General electrical works, Generator testing.
- Legionella monitoring / testing, water hygiene and plant inspections; plumbing – maintenance and installation, filter changes, testing of sprinkler system and other mechanical duties in support of the rest of the team.
Duties will also include carrying out various non-specialist building fabric maintenance tasks & general maintenance activities such as:
- Rotate on call rota and provide critical response to clients Dublin site.
- Establish and manage emergency call out support, be available for call out.
- Operational management of internal and external service delivery teams, coordinating specialist subcontractors requirements for both PPM and reactive works.
- Support SPO team with MAC & space planning requests / updates.
- Effective management of clients Critical Business Infrastructure (CBI) with key goals on minimising client downtime / identifying & reducing operational risks.
- Operate / manage key building systems (BMS, Fire Alarm, Critical alarm monitoring, energy monitoring etc)
- Carry out contractor performance audits and monitor trends.
- Assess the building services infrastructure for robustness and effectiveness Investigate and report in detail upon infrastructure short falls, problems and incidents, recommending options for remedial actions.
- Project Management support works on site including engineering and building works. To close / update completed PPM tasks on the site Computer Maintenance Management System (CMMS).
- To follow up and ensure vendors provide service reports and to action any corrective actions identified on service reports.
- Ensure engineering & maintenance standards are maintained in order to maximise the operations effectiveness and reliability of the plant and associated systems.
- Provide support to FM team on requests for information.
- Asset collection information / condition assessments updates.
- Keep and maintain all company issued tools in a safe and serviceable manner.
- Complete any other associated task requested by the account team.
- Carry out regular planned site inspections. Support with the setup and configuration of events, meeting rooms and conference spaces. Ensure M&E plant rooms/areas are kept in a safe, clean state.
Financial Management:
- Support EMEA region with Purchase order management.
- Procurement & Contracts - - - Ensure value for money is achieved through robust management of suppliers and measurement of performance via contracted SLAs and KPIs.
- Support FM team in requesting pricing / quotes from vendors.
- Have implicit understanding of the contractual obligations, terms, and conditions of the contract between C&W and the Client.
Risk & Compliance, Governance & H&S
- Follow established client / C&W policies and procedures.
- Perform services in line with MSA/SOW and C&W playbooks.
- Take full responsibility for all quality, environmental and health & safety issues.
- To ensure company QA and site procedures are adhered to in all aspects.
- Demonstrate compliance to all direct and indirect statutory/mandatory standards.
- Ensure vendors are inducted and permits are in place at all times.
Qualifications and Experience:
- Fluent in spoken and written English.
- Experience in: Facilities Management, Building Services or Property Management.
- National Craft Certificate (Electrical) or another suitable award, equivalent to Level 6 or higher on the National Framework.
- Membership and or, qualifications for IWFM or IOSH. - Qualified Certifier’s certification of the successfully completed “Verification and Certification of Electrical Installations”.
- Facilities management experience working in a corporate or client facing environment.
- Experience maintaining, testing & managing critical building infrastructure.
- Proficient in use of Microsoft office packages.
- Proven problem solving and project management experience.
