This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of

The Engineer will accurately and perform timely routine operation, inspection, maintenance, and
repairs all HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities
to obtain the most efficient operating results and life expectancy. Can include HVAC, boiler, heating,
refrigeration, water, and energy systems to ensure the effective operation of the client facility.
Position assures that equipment is being maintained in an energy-efficient and safe manner, and
downtime is reduced to a minimum by anticipation of necessary repairs and maintaining records of
past operating experiences. Performs inspections and repairs to assigned property interior and
exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
The Engineer will perform at the highest of ethical standards, reflecting the core values of C&W as
defined in its Code of Conduct, Policies and Procedures Manual, and other related company policies.
Job Description
IMPORTANT EDUCATION AND EXPERIENCE
High School Diploma or GED Equivalent
5+ years of related work experience in a commercial property setting
Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, plumbing.
A good understanding of HVAC and Electrical Standards and Regulations
Important License/Certifications
Required to have certification as a Universal Technician for CFC’s and or HVAC Certifications
Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
Essential Functions and Responsibilities:
Inspect, test, and make repairs to all mechanical equipment located throughout the building.
Diagnosing and repairing system issues or problems.
Managing systems and components.
Ensuring adherence to safety and quality standards and regulations.
Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement cost savings opportunities.
Perform preventive maintenance and repair work on facility systems (mechanical, electrical, lighting, etc.)
Maintain, operate, and repair HVAC systems, electrical distribution, plumbing, and building interiors/exteriors
Conduct major HVAC repairs (compressors, condensers, evaporators)
Perform major plumbing replacements (water piping, steam traps, sewage lines, bathroom fixtures)
Execute electrical repairs (conduit piping, cable pulling, panel maintenance, motor maintenance)
Inspect facilities and report on conditions affecting client occupancy and operations
Operate, maintain, and repair boilers, heaters, pumps, valves, and steam distribution systems
Maintain and repair refrigerant systems (compressors, condensers, evaporators, valves)
Handle water pumps and secondary refrigerating liquids
Maintain air compressors and control devices
Operate and repair water filters, softeners, piping, and pumps
Maintain and repair electrical motors and engines
Oversee elevator maintenance (if not contracted out)
Operate and repair building automation systems for HVAC
Maintain sanitary sewer systems and sump pumps
Repair trash compactors and kitchen equipment (excluding tenant-owned)
Recommend improvements to preventive maintenance programs
Maintain stock and inventory control
Comply with codes, regulations, and safety procedures
Familiarize with equipment and methods for client locations
Compile and submit monthly reports on building operations
Recognize and address safety hazards, using PPE as needed
Respond to emergencies, possibly requiring light travel
Maintain required licenses and complete safety training
Adhere to uniform dress code and maintain a neat appearance
Perform general maintenance tasks (toilet repairs, light fixture cleaning, minor furniture repairs, etc.)
Ensure vehicle maintenance and compliance for assigned company vehicle
Perform maintenance in Controlled Environmental Vaults (CEVs) as needed
Handle other operational tasks typical of a Mobile Engineer role
ADDITIONAL ELIGIBILITY QUALIFICATIONS
Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.)
May be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements
Possess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)
Basic Computing Skills in Outlook, Excel & Word and timekeeping software
Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
Knowledgeable in energy management systems, techniques and operations
Thorough knowledge and understanding of building systems operations, maintenance and repair
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by duties
WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

Must have ability to frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
